For many, waterfront living is perceived as a luxury … the pinnacle of living the Florida lifestyle, whether you’re a full-time resident or a seasonal visitor.

Maybe you’ve dreamed of stepping outside your home and feeling the sand beneath your toes or living in a community with easy waterway access for your boat. The Gulf Beaches and Intracoastal Waterway along Florida’s west coast feature some of the best residential opportunities.

Here are some helpful tips to remember when considering a waterfront property:

  1. Insurance: As with any property in Florida, you’ll need to factor in the cost of homeowners/hazard insurance and flood insurance.
  2. New Construction or Renovation: If you decide on new construction or rehabbing an existing home, your builder or contractor will work with you on any special considerations such as a stem wall, impact glass, etc.
  3. Condos: If you’re looking for less upkeep, a condo community may be right for you. Some benefits include amenities like swimming pools, tennis courts, private beach access, or a fitness center.
  4. Boating: Whether you’d like to find a home with a boat ramp/lift or access to boat rentals or storage, a real estate agent should be able to assist you when evaluating these options.
